Deposit: For bookings 8 weeks or less prior to the arrival date the total price should be paid with booking. For bookings (7 nights+) over 8 weeks in advance, a 30% deposit is required with the remainder payable 8 weeks before arrival.

No persons in excess of the number agreed at the time of reservation may occupy the property.

Cancellations: Cancellations made more than 8 weeks before arrival will result in loss of deposit (plus fees*). 4-8 weeks before arrival is 50% charge (plus fees*). Less than 4 weeks before arrival is 100% charge. We reserve the right to cancel a booking if the deposit is not paid within 7 days of making the booking. We also reserve the right to cancel the booking if the outstanding balance is not received as agreed prior to the arrival date. In this instance the deposit paid shall be non-refundable. If we are able to resell the booking all payments will be refunded less costs incurred.

It is recommended that guests obtain travel insurance to cover delayed arrival or cancellation.

The Cottage: Guests are requested to smoke outside the cottage to ensure the comfort of other non-smoking guests.

We reserve the right to make a charge for missing items or damages and for any other costs which we incur apart from the cost of usual cleaning.

Please be aware that TV and mobile signals are weak in the area. We therefore cannot guarantee consistency in their operation.

WIFI access is available at the cottage. No liability is accepted for guest's ability/or equipment to connect to the service.

Pets: Well behaved pets are welcome (max. 2). In the interests of other guests we ask that they are not allowed on the soft furnishings nor should be left unattended in the cottage. We ask that owners are fully responsible for them.**
